This was an especially unusual private property sale for several reasons. It was a sale from a Trust that had to be managed by the trustee as DPOA because the owner of the trust is no longer mentally capable. One of the eventual heirs requested First Right of Refusal at a discounted commission. The sale was being processed in that manner for more than 2 months until the heir was unable to get qualified for financing. Willard Home Team then turned around in two days to get a new contract signed with a different buyer. The agreement was signed late on Friday afternoon to close the sale at higher price within only 7 days! It was a complex process involving multiple parties in different states. All of it was completed accurately and securely. The sale closed on the Friday afternoon before Labor Day weekend. Early on Tuesday morning after Labor Day I received a call and verified the account information. The electronic transfer was finalized within a few hours. What a relief.

Dealing with Lance was the most horrible, dreadful and appalling experience of our lives. He was disrespectful with us from beginning to end. He is not only the most unprofessional and rude realtor that we have ever come across – he acted like the worst kind of bully. What should have been an exciting and happy time in our lives, was completely ruined and almost did not happen at all, because of him. Lance was the both Seller’s and Buyers agent in a transaction where my husband and I were Buyers. Unfortunately our first mortgage application was rejected on May 1st and we had until May 10 to close on the sale. This means we were still within the time frame per the contract to find financing. We also had cash to pay the full purchase price, we just preferred to find a mortgage rather than pay cash. Lance moved to kick us out of the deal immediately. He wasted no time on asking us about our plan B, to find out what options we still have and what solutions we are trying to find. He started his bully campaign. He told us about other buyers that were standing in line to buy. He emailed us a Cancel & Release agreement three times a day through DocuSign, completely ignoring the fact that we presented to him. Countless times we asked him to stop acting like this deal was over and we told him that we will buy and we will close by May 10. He ignored our numerous phone calls, but sent rude texts like “the deal is canceled” and “I’m not going to text back and forth about this. The contract is canceled.” The Cancel and Release agreements kept coming via email – he was perhaps hoping that we would give up and sign. The stress at this point was unbearable for us. After a week of not talking to us, he finally set up a phone call on May 6, during which he didn’t listen, but kept stressing that we will never find the money and we will never get this house. He repeated many times that at 5pm on May 10 we are out of options and they will keep our deposit. Rather than continuing a shouting match over the phone, we decided to finalize the transaction without him. It was May 6 and it was the last time he talked to us. We called the Title Company ourselves and set a time for the closing. We reviewed and sent the documents to the Title Agent. We found out the wiring information and wired the full purchase price to the Title Company. We showed up for our closing and signed the documentation. Only at the closing there was no celebration, no champagne popping and no congratulations. It was the Title Agent and the two of us. Neither the Seller or Lance showed up, there was no exchange of keys, or any information on when and where the Seller will sign and when we will receive the keys to our new, fully paid home. Three days later, on May 13 we finally received our keys and went in the house, to find an incredible amount of trash both in the house and the garage. Today is 14 days later, May 24, and after many promises via text, Lance sent his son to haul away the previous owner’s trash. His son came with a pick up truck and sweated for over an hour to try and squeeze all the trash on the truck. About half of it fit. He promised to come back for a second round to take the other half. Lance showed up just as he was getting ready. This was our first and only meeting and out of respect for his son I said nothing other than hello. The son said he would come back for a second round, drove away and never came back for the rest of the trash. It includes a ginormous fridge, a washer and a dryer, a TV, all large and heavy items that we don’t want in our house and we shouldn’t have to deal with. This was a breach of contract on May 10 and it is even more so today. And a perfect final exhibition of his selfishness, incompetence and lack of compassion. To this day we don’t understand why he treated us the way he did. We didn’t expect him to do us any favors. All we needed was for him to honor the contract. We were two people in a tight situation and he was rude, arrogant and acted like he was superior to us. I don’t wish this experience on my worst enemy.

I just lucked out when I reached out on Zillow to a realtor - any realtor - and got in touch with Lance Willard. He contacted me promptly and answered all my questions. I explained we wouldn't be in the market to purchase for a while, but he let me know I could text, email, or call him with any additional questions we might have.
