"Zestimate"

How does Zillow “Zestimate”work?  Can The “Zestimate” be trusted?  Both buyers and sellers put quite a bit of weight in this feature offered through Zillow.  How accurate is the Zestimate and how does it work?  
Zillow is just like any other website offering real estate information, the information gathered is extracted from the MLS, tax records and other public informational sites.  So the “Zestimate” is a number pumped out by Zillow that uses general information, Zillows algorithm, and is not designed nor can it extract the granular details that need to be considered when coming up with a home’s TRUE value.  The “Zestimate” will not include the price reduction in a funky floor plan, nor any landscaping or irrigation, road noise, older windows, etc.  This also goes for the items that should increase a home value. This “Zestimate” has no way of knowing if major improvements were completed.  So if you are purchasing a home or selling your home, hire a realtor to bring detailed information and expertise to the table.
